Review all documents fully for accuracy and deadlines.
Send introduction email providing a timeline of deadlines with a copy of the executed contract to all parties.
Send/request disclosure packages and gather signatures if needed.
Ensure the lender, title company, and broker receive any amendments or changes to the contract.
Update deadlines due to any changes in the contract.
Order Home Warranty per contract if needed, provide invoice to title company.
Ensure your buyer/seller is provided a copy of all documents.
Provide a link to the transaction file which is accessible to you 24/7
Coordinate opening of the file with escrow and handle all documents securely.
Send EM delivery and/or wire transfer instructions to buyer.
Verify EM deposit and obtain receipt from escrow.
Verify escrow has all required documentation.
Keeping in contact with the title company throughout the transaction.
Collect/Order Community documents in accordance with deadlines and email to buyer or buyer agent
If required, ensure buyer completes application and provide Approval to the title company
Confirm inspections have been set up in accordance with offer deadline.
Verify inspection date and time. Ensure all parties have received reports to review.
Follow up on repairs and receipts from inspection.
Submit all required contract documents to broker for compliance.
Fill out CDA and have it approved by agent.
Upload all disclosures, documents, and reports into agents online transaction management service as they are received or fully executed throughout the transaction.
Submit all executed contracts, counter-proposals, and amendment extensions (if applicable) to lender.
Keeping in contact with the lender throughout the transaction.
Monitor appraisal timeline and completion with the lender.
Coordinate and monitor buyers loan status with lender.
Confirm Closing Disclosure is sent & signed timely
Coordinate and confirm final walk-through.
Submit CDA to title company after agent approval.
Give utility contact info and remind the buyer to transfer utilities.
Coordinate signing appointment for client and agent
Send signing appointment details to agent’s client.
Conduct a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is complete.
Confirm final recording and alert agents.
Upload Final HUD/ CD to online transaction management service for compliance
Coordinate Closing Gift per agent instructions. (if needed)
Submit new transaction form
Provide fully executed contract and addendums
Have escrow delivered to contract title company (if applicable)
Review preliminary title reports.
Review escrow Instructions and settlement statements.
Negotiate repairs and any changes to the contract.
Advise the client of any contingency timeline removals (we will remind all parties of the dates and timeframes in the introductory email).
Schedule & Attend home/termite inspections, negotiate terms
Handle any negotiations, changes to terms of the contract & other licensed activities
Attend final walk-through and closing
Remove lockbox and sign, if needed
Change MLS Status
